Residences at Marriott Oceanfront is a five-story beach front condominium project adjacent to the Cavalier Hotel in Virginia Beach. Also known as 42 Ocean at the Cavalier, this project was originally designed to be a wood structure. Early on in the construction bidding process, The Steel Network performed a Design Assist for Agent Wall Systems, switching the primary structure from wood to cold-formed steel. The Steel Network was instrumental in Agent Wall Systems winning and securing the bid by providing them with a design packet including structural loading, and product details which could easily be incorporated into the shop drawings.
Since these high end condominiums are now being built with cold-formed steel framing instead of wood, condominium owners will enjoy beachfront luxury living in a fire-resistant steel structure, while embracing the increased design flexibility that cold-formed steel offers. Not only will cold-formed steel better combat the incredible design loads this building will endure, it has also allowed the project to have larger room sizes and much longer spans. With only 35 exquisite residences available for ownership, these lucky condominium owners are now relishing in the flexibility of customization. Thanks to cold-formed steel framing it’s now possible for owners to choose the size of their kitchen, or even their bedroom.

Cold-Formed Steel has such higher capacity than wood, particularly TSN’s SigmaStud, we were able to switch the bearing walls to the corridor walls and exterior walls so we could have a free-span unit with up to 60ft. This allowed the developer to let condo buyers can choose their own floor plan.
